A: Yes, we have homes available that we will accept the Section 8 Voucher.
In order to view one of our Properties with our Realtor or Property Management, the applicant must complete our pre-screening (free) and online screening through Avail.co ($55 non-refundable). After management reviews your information if we find that you are potentially able to meet our criteria's for approval we will contact you to schedule a viewing. Consequently, If your credit score, criminal history, eviction report ect. comes back unsatisfactory, unfortunately, we will not be able to schedule a viewing of any of our properties and would ask that you check back with us once you situation changes.
A: No. Our policy requires that your Voucher match the number of bedrooms in the home we have available for rent.
A: Yes, all bills must be paid upon moving in. If there is an over payment by the time section 8 begins to pay your Rent, you will receive the over payment back immediately upon receipt of payment from the Section 8 program.
A: Yes, your monthly income needs to be at least 1.5 times the rent (1.5 x $900) = $1350 per month. You must have at least 1yr of current verifiable employment.
A: You will need to pay the first month’s rent, Security Deposit (security deposit amount will depend on your credit report and score), Lawn fee, and administrative Fee (removes the house off the market and holds it for you)
A: Yes, an application fee is required by all applicants. Application fees include: Credit Reports, Eviction Reports, and Criminal Reports and cost $55per adult (18 and up)
A: No. No unauthorized Tenants (meaning individuals that are not on the lease or registered with Section 8).

A: Do to Covid Hardship that many of us are suffering, we have to decided to lower our credit requirement as of 2/20/22. You will need to have a Credit Score of at least 500 with impeccable rental history.

A: Scores that fall in between 580 and 500 a double deposit will be required. Also, double deposit maybe required, and will be determined on a case-by-case bases with scores above 580. It will depend on what’s on the credit report, and in most cases, what's not on your credit report.
A: Yes. You will need to have Good verifiable past and present Rental History
A: No. You cannot have any Previous Evictions (voluntary or involuntary)
A: No. No Pets of any kind inside or outside the home.
A: No. No Smoking in the Home. (Non-Smoker)
A: No. Lawn Care Services is normally $95per month and will need to be paid by the Tenant and provided by CSRA Lawn Care Services. Final cost for lawn care is determined by CSRA Lawn Care.
